GENERAL TERMS AND CONDITIONS OF SALE

Article 1
The premises covered by this contract are exclusively rented furnished on a seasonal basis.
The Lessor declares that they own the accommodation and have full use and enjoyment of it.

Article 2
The Lessor rents the accommodation to the Lessee for a fixed period. The minimum stay is 2 nights and may not exceed 28 days. The Lessee expressly undertakes to have fully vacated the accommodation by the end date stipulated in the contract and to return the keys to the Lessor. At the start of the rental period, the Lessor will provide the Lessee with the keys and instructions relating to the accommodation.
Article 3
The rental agreement is entered into intuitu personae for the sole benefit of the Lessee identified at the beginning of the agreement. Only adults are authorized to make a reservation. The Lessee may not leave the premises, even free of charge and/or by loan, to a person outside their household. Any violation of this paragraph may result in immediate termination of the rental at the Lessee's expense, with the rental income remaining permanently acquired by the Lessor.
Article 4
In accordance with the price list presented and updated on the website, the Parties will mutually agree on the rental price for the entire rental period, which includes all rental charges, except those specified below.
Therefore, tourist tax and certain additional costs (cleaning, laundry, baby bed rental, etc.) are not included in the rental price. These will be charged in addition.
Article 5
The Lessee may only register confirmed reservations.
To proceed with the reservation of the accommodation, the Lessee must pay 100% of the total rental price. The Lessee will then return to the Lessee by email (contact@gites46-lot-levert.fr) a copy of the rental agreement that they previously sent, duly completed, initialed, signed, and scanned. A second copy must be kept by the Lessee. Article 6
A security deposit of €500 for La Loge and La Petite Maison and €1,000 for Le Pigeonnier will be paid by the Lessee to the Lessor (but not cashed) no later than the day of moving into the accommodation, as a security deposit to cover any damage and/or deterioration to the accommodation, furniture, and other items in the accommodation caused by the Lessee, as well as any loss of keys or belongings. This security deposit will be automatically released after a check-out inspection, subject to an inventory and inspection of the premises and proper cleanliness upon return of the keys, less the cost of restoring the premises if any damage is noted. Article 7
Check-in: An inventory of fixtures, including the cleanliness of the rental property, as well as an inventory of the furniture and accessories made available to the Lessee, will be signed by the Parties upon the Lessee's entry into the accommodation.
Check-out: An inventory of fixtures and accessories will be drawn up and signed by the Parties at the end of the tenancy.
Article 8
Lessee's Obligations: The Lessee shall peacefully use the rented accommodation and the furniture and equipment for the purpose assigned to them in the lease and shall be liable for any damage or loss that may occur during the term of the agreement in the premises of which they have exclusive use.
The Lessee shall maintain the rented accommodation and return it in a clean and tidy condition. If items listed in the inventory are broken or damaged, the Lessor may claim their replacement value.
The Lessee shall avoid any noise nuisance likely to disturb the neighborhood. The Lessee may not exercise any recourse against the Lessor in the event of theft or damage to the rented premises.
The Lessee may not object to an inspection of the premises if the Lessor so requests.
Article 9
For reservations made by email or online, the Lessee does not benefit from the right of withdrawal, in accordance with Article L 121-21-8 of the French Consumer Code, which relates in particular to accommodation services provided on a specific date or at a specific frequency.
Any cancellation by the Lessee must be notified by registered letter or email to the Lessor.
100% refund is available for cancellations made no later than 30 days before the scheduled arrival date.
In the event of a cancellation less than 30 days before the scheduled arrival date, the full rental amount will be retained by the Lessor. If the stay is shortened, the rental price remains with the Lessor. No refund will be made.
Article 10
Cancellation by the Landlord: The Landlord shall reimburse the Lessee for all amounts paid.
Article 11
The Lessee is liable for all damages incurred as a result of the Lessee's actions. The Lessee is required to take out comprehensive insurance to protect against rental risks when booking with the Lessee's rental company. The Lessor may request a copy of the insurance policy from the Lessee upon moving into the premises.
Article 12
This contract is for a maximum capacity of xx adults, with the exception of babies under TWO years old.
It is agreed between the parties that our pets are not permitted in the rental. It is also reminded that smoking is prohibited in the Furnished Accommodation.
Article 13
In the event of a breach by the Lessee of any of the contractual obligations, this lease shall be terminated automatically. This termination will take effect within 48 hours of a simple formal notice or a hand-delivered letter.
Article 14
For the performance of this agreement, the Lessor and Lessee elect domicile at their respective places of residence. However, in the event of a dispute, the court of the Lessor's domicile shall have sole jurisdiction.

Additional services

1. Check-in:
- Presentation of the premises, delivery of the inventory and signature.
- Return the rental contract (as sent when booking) signed.
Reminder: The maximum number of people is 4 for the Petite Maison, 4 for the Loge, 6 for the Pigeonnier, conditions to be respected with regard to insurance.

2. Check-out:
House cleaning instructions
Please read the following rules below. If they are not respected, it will trigger extra work and fees for the cleaning upon your arrival and after your departure. (See General Conditions of Sale).
Thank you in advance for your understanding.

- The key to each door is attached to a nail on the side of the door. This is why only the key to the main entrance door will be given to you upon your arrival. When leaving, please check that all the keys are in their place.
- The beds are made upon your arrival; you are asked to unmake them upon your departure. Sheets and duvets to be placed on each bed.
- Towels (2 per person upon arrival) must be placed on the floor in the bathrooms.
- The dishwasher must be emptied and the clean dishes put away.
- The fridge must be emptied.
- Trash cans and glass bottles must be cleared away.
- Barbecues, Plancha, and stoves must be cleaned and the ashes removed.
- Furniture inside the houses must not be moved. It must be in its original place when checking out, as it was when entering the premises. The same applies to outdoor furniture.

The following fees would apply, should the previous requests have not been respected:
- Unmade beds: €10/bed,
- Unput away dishes: €10,
- Uncleared trash: €10/trash,
- Uncleared glasses: €10/bag,
- Uncleaned barbecues, Plancha, and stoves: €20/appliance,
- Uncleared ashes: €10/bag,
- Furniture not returned to its original place: €30,
- Missing key €40/key
